Affordable Housing Negotiation & Development Strategy

Conkers is a residential development in Iden, East Sussex comprising a Grade II listed dwelling fronting the road and planning permission for 15 new homes within the grounds behind. The project required careful consideration of planning policy, heritage constraints and affordable housing requirements to ensure the scheme remained commercially deliverable.

Acting as developer, Landarm led the planning, viability and development strategy for the scheme. Through viability-led negotiations and detailed assessment of the project's financial constraints, the affordable housing requirement was reduced to 20%, helping secure a deliverable planning permission whilst balancing planning policy objectives and commercial realities.

Landarm continues to lead the project and is currently progressing a further viability review with the support of the local planning authority. The scheme demonstrates how developer-led planning strategy, affordable housing negotiation and financial viability analysis can help unlock residential development opportunities whilst preserving both deliverability and planning objectives.
