Peasmarsh was a proposed residential development of more than 40 new homes in East Sussex. The scheme was subject to Rother District Council's affordable housing policy requirements, creating a significant viability challenge for the development team.
Landarm led the development strategy and viability negotiations on behalf of the developer, coordinating the consultant team and helping establish a robust evidence base to demonstrate the financial constraints affecting the scheme. Through the planning process, the viability case successfully justified a departure from policy-compliant affordable housing requirements.
The scheme ultimately secured full planning permission with no affordable housing provision, helping ensure the development remained deliverable whilst balancing planning policy objectives with commercial realities. The project demonstrates the importance of combining planning strategy, viability evidence and development experience to unlock residential development opportunities.
