Affordable Housing Strategy & Development Delivery

Sanderstead Gate was a proposed development of 33 apartments on a prominent gateway site marking the transition from Limpsfield Road into Sanderstead High Street. The site was subject to Croydon Borough Council’s affordable housing policy, which would ordinarily have required 40% affordable housing provision.

Landarm led the development strategy and viability process, recognising at an early stage that the policy-compliant affordable housing requirement would have a significant impact on deliverability. Working alongside the wider consultant team, Landarm helped establish a robust evidence base demonstrating the financial constraints affecting the scheme and supporting a revised affordable housing position through the planning viability process, reducing the requirement from over 13 units to just 5, and all contained within their own core.

The outcome helped secure a deliverable consent whilst balancing planning policy requirements with commercial realities. The project demonstrates the importance of combining planning strategy, financial viability evidence and development experience to unlock residential development opportunities.
